Davidson County

Nashville is one of the hottest destinations in all of America. We are one of the largest small cities anywhere! We have a great quality of life for families, young professionals and we are very popular with investors! This program allows you to choose from homes in a wide variety of areas in the Nashville metro area.

Nashville is a metropolitan form of government. Davidson County is considered Nashville. There are many different areas within the county that go back for decades or even a century or more. City zoning has an Urban and General suburban district. There is a Metropolitan Police department known as “Metro police” and also a Sheriff department that is used primarily for serving warrants.

The Lease with Option to Purchase program goes by the High School Zoning. We can choose from properties listed with real estate companies and also For Sale By Owner properties. A key qualifying factor will be the high school they are zoned for.

There are several high school zones that cover a wide geographic area within Davidson County to choose from: Antioch, Cane Ridge, Glencliff, Hillsboro, Hillwood, Hunters Lane, John Overton, McGavock, Pearl Cohn, and White Creek.

This gives us over 100 homes to choose from in this program! If you check the traditional rental market you will have a fraction of this to choose from and the quality of home will be much less also!

Williamson County

This is a popular county south of Nashville. It has many high school zones that qualify for the program. Brentwood is the closest city to Davidson County. The challenge is finding homes under $400,000. Nolensville has a new high school that is too new to rate so it is not available yet. Franklin is the next city south. It is considered one of the best small towns in America! You will pick up many excellent options under the price limit. It has the small town feel with a town square and so many options for entertainment, shopping and restaurants. The next towns in the county are Thompson’s Station and Spring Hill. This is one of the fastest growing areas in Tennessee. Great value for homes, highly rated schools and ever-increasing options for restaurants and shopping.

Rutherford County

Smyrna high school zone is approved in this county. It is home of Nissan manufacturing along with a lot of other distribution companies. Very popular home site due to the value of the homes and the proximity to Nashville and Murfreesboro which is home to MTSU. Rutherford County has been consistently one of the fastest growing counties in the state for these reasons.

Wilson County

This is east of Nashville. A unique feature of this area are the 2 TVA lakes that border it. Old Hickory and Percy Priest lake. There are many lake homes in the area! Wilson county has the 2nd highest per capita income in the state behind Williamson County. Beautiful areas, lake access, highly rated schools, close to the airport and Nashville!

Mt. Juliet and Lebanon high schools are the 2 approved school zones for this county.

Sumner County

Hendersonville and Gallatin are the 2 areas north of Nashville that qualify. These areas border Old Hickory lake. Many country stars including the late Johnny Cash, Dolly Parton, Clint Black, Barbara Mandrell and Conway Twitty chose Hendersonville as their home. Beautiful lake community, highly rated schools, restaurants and shopping to choose from! Station Camp and Gallatin high schools are the approved zones.
